Covid19 has been hard on the real state market. Many folks chose not to sell their homes this year for a variety of reasons. Some didn’t want a steady stream of strangers coming into their homes, some were unsure of their employment and the economy at large and some just didn’t want to deal with the stress of selling during these trying time. However, home buyers have been as active as ever. Interest rates remain very low and the Charleston area is experiencing droves of new residents. Now for the data…

Currently, there are about 50% less homes for sale in the Charleston market as there were this same time last year. One would think this means that there are fewer home sales. That’s not been the case. We’re seeing about the same number of home sales this year as last year, despite the 50% reduction in inventory. SELLERS

According to market statistics, now is a great time to sell your property. Again, the currently available housing inventory is about 1/2 what it usually is, yet buyers have hardly slowed down. Rates are historically low and seem to be staying that way for some time, which is creating a real boost in a buyer’s ability to qualify for mortgages. The Charleston area has always attracted transplants from other areas, but with the ability to work remotely, droves of urbanites are leaving major cities and moving to smaller markets like the Charleston metro area. These buyers tend to be well qualified and highly motivated to get relocated ASAP. What this means is that new listings tend to sell much quicker than prior years. In addition, the media sales price has been increased by about $7,000 from last year indicating that home values are increasing due to the lack of inventory and competition. It’s more than likely that a reasonably priced home will sell within 30 days for near or above the suggested list price.
