I've been very busy lately. I love being busy, but it can become very taxing. I usually have a series of things stacked up before I even start my day and then that list increases throughout the day. The odd thing about my to-do list is that my tasks are not very similar to one another. I currently run three businesses and each of those companies require different administrative activities. Fortunately for me, they are all real estate businesses, so at least my mental frequency can remain in the same vain. However, they are each different niches of the real estate industry (Realtor, flipper and landlord) and demand different approaches and resources.
I've had a lot going on lately. Last month I had to turn over a rental property, which is usually not that big of a deal. But this particular tenant was very, very negligent and messy, which made for a 5 day cleaning/painting/patching/maintenance period. It was pretty brutal. I started to write a long blog post about how difficult that tenant was, but I ended up just deleting it because it sounded like I was shaming her. I ended up finding a very good tenant for that property and all is well again. I've also got a great condo on the market for a client in Hamlin Park. That neighborhood is very hot and I expect the property to sell quite quickly once we get away from the Holiday weekend. I will be sharing that listing on Facebook, Twitter and Instagram later today.
We also just recently finished a rehab we were working on in West Ashley. That project was pretty seamless. It took right at 8 weeks, which is what I was aiming for. The house didn't need too many major items, but it is quite large (5 bedrooms), so there was a lot of space to be given attention. It hit the market last Thursday. The timing was pretty poor, however, since people are just now going back to school and this weekend was a Holiday weekend. I anticipate it to move fairly quickly, though. It's currently listed at 282k, which is a great price for a 5 bedroom home west of the Ashley.
Finally, we just closed on a new property downtown on Monday of this last week. I'm really excited about this one. That is an exterior before photo next to the text. The house is old, as most homes on the Peninsula are. It has been neglected for a very long time. Essentially everything in the home has to be renovated and updated. However, the foundation was in pretty decent shape and most of the electrical was in fair shape. At the moment, the house is a 3/1 around 1,400 sq ft. I found two crawlspaces upstairs that are begging to be converted, which will make the home a 4/2 around 2,000 sq ft. There is an awful lot of work to be done (around 16-20 weeks worth, which is twice what my rehabs usually take), but I think the reward will be well worth it. I've partnered with a gentleman on this deal and I'm looking forward to working with him more in the future. I'm hoping to be able to start to shift more into this caliber home and even better. I would also like to be able to get more acquainted with the ground up development process and try to break into that industry pretty soon.
I was planning on using how busy I've been as a segway into a normal blog post about how to stay productive, organized and focused when you're juggling tasks, but I think I've written enough for now. Since tomorrow is a Holiday, I will write that post and publish it tomorrow.
